Do you need a channel manager for two listings? What one costs and when free iCal sync is enough

A channel manager keeps one calendar and one set of prices for Airbnb, Booking.com and Vrbo and pushes changes through their APIs within minutes. For 1 to 5 rentals it costs from €15.50 to £90 a month. With one or two listings on two platforms, the free iCal sync, refreshed every 2 to 3 hours, is enough for most hosts.

A channel manager sends availability, prices and minimum stays through each platform's official API and receives bookings with guest details within minutes. iCal moves only booked and blocked dates and refreshes every few hours.

Booking.com calls API-connected software a „connectivity provider” and says a property that uses one cannot also use the free calendar sync. It is one or the other.

Most tools sold to small hosts bundle three things: the channel manager, a direct booking page and a light PMS with guest records and messages. Lodgify's page describes its API links to Airbnb, Vrbo and Booking.com and iCal for the rest; Beds24 prices the channel manager separately per link.

What a channel manager costs for 1, 3 and 5 rentals

The cheapest published entry point is Beds24 at €15.50 a month; the highest for five rentals in this set is Uplisting's Operator plan at £90. Prices checked on 26 September 2026. Smoobu and Beds24 quote prices without VAT; we saw no VAT note on the Lodgify and Uplisting pages.

Three notes.

Smoobu's page in Polish showed the same plan in euro, dollars and pounds (Flex €29, $33.07 or £24.95). The per-unit add-on is stated as €9.60 a month; we assumed it does not change with yearly billing, which the page does not spell out.

Lodgify's public page on the day carried a September promotion, „Save 50 percent on Professional and Ultimate yearly plans”, and the page did not make clear whether the figures shown were monthly or yearly billing. Without the promotion Professional is $58 and Ultimate $85. The page limits Basic to one rental and Starter to two but does not show how Professional scales to three or five, so treat the middle columns as the plan price, not a per-rental price.

Beds24 publishes the base fee and the €0.55 per link, but the per-rental and per-property amounts sit in a calculator we could not read. Ask them for a quote for your exact set-up.

Two break-even sums worth doing before you pick a plan. Uplisting, up to 4 properties: £40 flat equals 3 percent commission at £1,333 of monthly bookings; below that, pay the commission. Smoobu: the €6 gap between Flex (€29) and Professional (€35) equals a 0.9 percent fee at €667 of monthly bookings; almost every rental clears that, so Professional is cheaper in practice.

How to set up free iCal sync between Airbnb and Booking.com

You need two links and two pastes, once per rental.

  1. In Airbnb open Calendar, then Availability, find „Connect calendars” and click „Connect to another website”. Copy the Airbnb export link (it ends in .ics).
  2. In the Booking.com Extranet open Rates & Availability, then „Sync calendars”. Pick the room, click „Add calendar connection”, paste the Airbnb link and name it.
  3. On the same screen copy the Booking.com export link.
  4. Back in Airbnb, paste the Booking.com link into the import field.
  5. Repeat for each rental. After a few hours make a test block on one side and check that it appears on the other.

Booking.com's conditions: the property is open and bookable, has 20 room types or fewer, one unit per room type, and no connectivity provider. Airbnb imports up to two years of data and asks you to wait for the automatic update if you refresh manually too often.

How likely is a double booking with iCal

The exposure window is up to two hours on Booking.com's side and up to three on Airbnb's. A double booking needs two guests to book the same night before the second platform pulls the block. Booking.com says so itself: calendar sync is not in real time, and if an overlap happens you contact their team.

For one or two rentals with a dozen bookings a month this is rare, but a single case is expensive. You cancel one guest, and host cancellations count toward Superhost, where the limit is below 1 percent. Five habits bring the risk close to zero:

  • Set preparation time between stays on Airbnb. Airbnb exports it together with booked nights, so the other platform gets a buffer.
  • Turn off Instant Book on the platform that sends you fewer guests and accept requests by hand after checking the other calendar.
  • After every new booking, block the dates manually on the other platform instead of waiting for the cycle.
  • Close bank-holiday weekends on both platforms the moment one of them sells.
  • Never connect several identical units as one room type; Booking.com does not allow it anyway.

When two listings do not need a channel manager

If you have one to three rentals on Airbnb and Booking.com and change prices a few times a year, iCal is enough. Buy a channel manager when a third channel arrives, when prices move weekly, or when you sell identical units.

There is also the time cost. Without a channel manager every price change is typed twice. For one rental that is a few minutes a month. For five rentals with seasonal pricing it is an hour or two, and at that point €35 or £40 a month pays for itself in time alone.

On the other side of the ledger, a channel manager is one more account, one more room mapping and one more place where things can drift apart. Smoobu and Uplisting give 14 days to test, Lodgify 7, and Beds24 offers a free trial. Connect one rental, push a test booking both ways, and only then move the rest.

Where Supalobby fits

Supalobby is not a channel manager and does not need one. Booking.com messages and reservations reach the inbox through the Extranet's notification e-mails and Booking.com's reply relay, and replies land in the guest's thread.
