# Do you need a channel manager for two listings? What one costs and when free iCal sync is enough

A channel manager keeps one calendar and one rate plan for Airbnb, Booking.com and Vrbo. For 1 to 5 rentals it costs from €15.50 to about £90 a month. Prices checked with dates, how free iCal sync works and where it stops being safe.

A channel manager keeps one calendar and one set of prices for Airbnb, Booking.com and Vrbo and pushes changes through their APIs within minutes. For 1 to 5 rentals it costs **from €15.50 to £90 a month**. With one or two listings on two platforms, the free iCal sync, refreshed every 2 to 3 hours, is enough for most hosts.

Below: what a channel manager does that iCal does not, what Smoobu, Lodgify, Uplisting and Beds24 charge for 1, 3 and 5 rentals, how to connect Airbnb and Booking.com for free, how likely a double booking really is, and a decision table for when to stop worrying and when to pay.

## What a channel manager does that iCal does not

A channel manager sends availability, prices and minimum stays through each platform's official API and receives bookings with guest details within minutes. iCal moves only booked and blocked dates and refreshes every few hours.

| | iCal sync | Channel manager |
|---|---|---|
| What moves | booked and closed dates | availability, prices, minimum stays, bookings with guest details |
| How fast | Airbnb every 3 hours, Booking.com every 2 hours | usually minutes, through the API |
| Prices | set separately on each platform | set once, pushed everywhere |
| Several identical units | Booking.com allows one unit per room type only | yes |
| Cost | free | from €15.50 to a few hundred a month |
| Who provides it | the platforms themselves | Smoobu, Lodgify, Uplisting, Beds24 and others |

Booking.com calls API-connected software a „connectivity provider” and says a property that uses one cannot also use the free calendar sync. It is one or the other.

Most tools sold to small hosts bundle three things: the channel manager, a direct booking page and a light PMS with guest records and messages. Lodgify's page describes its API links to Airbnb, Vrbo and Booking.com and iCal for the rest; Beds24 prices the channel manager separately per link.

## What a channel manager costs for 1, 3 and 5 rentals

The cheapest published entry point is Beds24 at €15.50 a month; the highest for five rentals in this set is Uplisting's Operator plan at £90. Prices checked on 26 September 2026. Smoobu and Beds24 quote prices without VAT; we saw no VAT note on the Lodgify and Uplisting pages.

| Tool and plan | 1 rental | 3 rentals | 5 rentals | Terms |
|---|---|---|---|---|
| Smoobu Professional | €35 | €54.20 | €73.40 | each extra unit €9.60; 10 percent off when paid yearly; Flex plan €29 plus 0.9 percent per booking; 14-day trial |
| Lodgify | $14 Basic (regular $18) | $29 Professional on promotion (regular $58) | as for 3 | Starter $24 for up to 2 rentals; Ultimate $42 (regular $85); 0 percent booking fee; 7-day trial; no separate price shown for 3 or 5 rentals |
| Uplisting Independent Host | £40 flat or 3 percent commission | £40 flat or 3 percent | not available | up to 4 properties; 14-day trial, no card |
| Uplisting Operator | £90 (floor) | £90 (floor) | £90, or pay as you go at 1.5 percent | £16 per property with a £90 minimum; pay as you go is 3 percent for 1 to 4 properties, 1.5 percent for 5 to 10 |
| Beds24 | from €15.50 plus €0.55 per channel link | calculator only | calculator only | pay as you go, no minimum term, no set-up fee, no commission |

Three notes.

Smoobu's page in Polish showed the same plan in euro, dollars and pounds (Flex €29, $33.07 or £24.95). The per-unit add-on is stated as €9.60 a month; we assumed it does not change with yearly billing, which the page does not spell out.

Lodgify's public page on the day carried a September promotion, „Save 50 percent on Professional and Ultimate yearly plans”, and the page did not make clear whether the figures shown were monthly or yearly billing. Without the promotion Professional is $58 and Ultimate $85. The page limits Basic to one rental and Starter to two but does not show how Professional scales to three or five, so treat the middle columns as the plan price, not a per-rental price.

Beds24 publishes the base fee and the €0.55 per link, but the per-rental and per-property amounts sit in a calculator we could not read. Ask them for a quote for your exact set-up.

Two break-even sums worth doing before you pick a plan. Uplisting, up to 4 properties: £40 flat equals 3 percent commission at £1,333 of monthly bookings; below that, pay the commission. Smoobu: the €6 gap between Flex (€29) and Professional (€35) equals a 0.9 percent fee at €667 of monthly bookings; almost every rental clears that, so Professional is cheaper in practice.

## How to set up free iCal sync between Airbnb and Booking.com

You need two links and two pastes, once per rental.

1. In Airbnb open Calendar, then Availability, find „Connect calendars” and click „Connect to another website”. Copy the Airbnb export link (it ends in .ics).
2. In the Booking.com Extranet open Rates & Availability, then „Sync calendars”. Pick the room, click „Add calendar connection”, paste the Airbnb link and name it.
3. On the same screen copy the Booking.com export link.
4. Back in Airbnb, paste the Booking.com link into the import field.
5. Repeat for each rental. After a few hours make a test block on one side and check that it appears on the other.

Booking.com's conditions: the property is open and bookable, has 20 room types or fewer, one unit per room type, and no connectivity provider. Airbnb imports up to two years of data and asks you to wait for the automatic update if you refresh manually too often.

## How likely is a double booking with iCal

The exposure window is up to two hours on Booking.com's side and up to three on Airbnb's. A double booking needs two guests to book the same night before the second platform pulls the block. Booking.com says so itself: calendar sync is not in real time, and if an overlap happens you contact their team.

For one or two rentals with a dozen bookings a month this is rare, but a single case is expensive. You cancel one guest, and host cancellations count toward Superhost, where the limit is below 1 percent. Five habits bring the risk close to zero:

- Set preparation time between stays on Airbnb. Airbnb exports it together with booked nights, so the other platform gets a buffer.
- Turn off Instant Book on the platform that sends you fewer guests and accept requests by hand after checking the other calendar.
- After every new booking, block the dates manually on the other platform instead of waiting for the cycle.
- Close bank-holiday weekends on both platforms the moment one of them sells.
- Never connect several identical units as one room type; Booking.com does not allow it anyway.

## When two listings do not need a channel manager

If you have one to three rentals on Airbnb and Booking.com and change prices a few times a year, iCal is enough. Buy a channel manager when a third channel arrives, when prices move weekly, or when you sell identical units.

| Your situation | iCal is enough | Buy a channel manager |
|---|---|---|
| 1 rental on Airbnb and Booking.com | yes | |
| 2 to 3 rentals, two platforms, prices rarely changed | yes | |
| A third and fourth channel: Vrbo, Expedia, your own site | | probably |
| Prices changed weekly across all platforms | | yes |
| Several identical cabins or rooms sold as one type | no | yes |
| Many same-day and next-day bookings in season | risky | yes |
| You want a booking engine on your own website | | yes, bundled with Smoobu, Lodgify, Uplisting, Beds24 |
| You report to owners of other people's properties | | yes, a PMS with owner statements |

There is also the time cost. Without a channel manager every price change is typed twice. For one rental that is a few minutes a month. For five rentals with seasonal pricing it is an hour or two, and at that point €35 or £40 a month pays for itself in time alone.

On the other side of the ledger, a channel manager is one more account, one more room mapping and one more place where things can drift apart. Smoobu and Uplisting give 14 days to test, Lodgify 7, and Beds24 offers a free trial. Connect one rental, push a test booking both ways, and only then move the rest.

## Where Supalobby fits

Supalobby is not a channel manager and does not need one. Booking.com messages and reservations reach the inbox through the Extranet's notification e-mails and Booking.com's reply relay, and replies land in the guest's thread. On Airbnb the agent reads the thread and drafts the reply; you send it in Airbnb with one click, so it is not two-way. With Beddesk or HotRes, the agent reads dates, prices and bookings and, in Autopilot, creates bookings there. There is no IdoBooking, KWHotel or Smoobu integration and no calendar or rates of its own, so the iCal-or-channel-manager decision stays with you. You choose per channel whether the agent sends or only drafts; when unsure, it asks you.

## Frequently asked questions

**What does a channel manager actually do?**

It holds one calendar and one set of prices and pushes them to Airbnb, Booking.com, Vrbo and other channels through their official APIs, then pulls bookings back within minutes. Free iCal sync only moves booked and blocked dates and refreshes every two to three hours. Most channel managers sold to small hosts also include a booking page and basic guest records.

**How much does a channel manager cost for one or two rentals?**

On price lists checked on 26 September 2026, Smoobu Professional is €35 a month for one unit plus €9.60 per extra unit, Lodgify Basic was shown at $14 a month for one rental (regular $18), Uplisting Independent Host is £40 a month flat or 3 percent commission for up to 4 properties, and Beds24 starts at €15.50 a month plus €0.55 per channel link.

**Is iCal sync between Airbnb and Booking.com safe enough?**

It works, but not in real time. Booking.com imports each connected calendar every two hours and Airbnb every three, so both sites show the night as free inside that window. For one or two rentals with a dozen bookings a month the risk is low. It grows with a third channel, same-day bookings in high season and identical units sold as one room type.

**How often do Airbnb and Booking.com refresh iCal calendars?**

Airbnb's help centre says your calendar updates automatically every three hours and imports up to two years of data, with a limit on manual refreshes. Booking.com's Partner Hub says its platform imports any connected calendar every two hours and states plainly that calendar sync is not in real time. Neither moves prices or minimum stays.

**Can I use Booking.com's calendar sync if my property has several identical rooms?**

No. Booking.com lists the conditions: the property must be open and bookable, have 20 room types or fewer, only one unit per room type, and not use a connectivity provider. Four identical cabins sold as one room type with four units do not qualify. You either split them into four one-unit types or buy a channel manager.
